How to Buy Real Estate in Dubai Remotely

Free online session · Thu 27 August · 21:00 Dubai / 18:00 London · 60 minutes ⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀ A step-by-step walkthrough of a remote purchase in Dubai — checking the developer, the escrow account, the documents in the order you actually sign them, and how payment works from a bank outside the UAE. Built entirely from deals we've closed with buyers who had never been to the UAE before signing.

What we'll cover

  • Off-plan or secondary, and which works from abroad. Buying direct from a developer is usually simpler, and we cover when a power of attorney becomes necessary.
  • Where your money goes: the project escrow account, the DLD fee, administrative charges, and what a real developer invoice looks like. Funds should never reach a broker or a private individual.
  • Every document in the order you'll see it: KYC, booking form, invoices, proof of payment, SPA, Oqood, Title Deed.
  • Why you may pay before you see the SPA, and how to ask for a draft in advance.
  • Paying from a foreign bank: SWIFT, AED, the checks your bank may run, and the paperwork it'll want.
  • Residency and the Golden Visa. What the 2-year visa gives you, how the 10-year differs, and what to verify before you buy if residency is the goal.
  • After handover: owning as a foreign national, and why a UAE will matters more than most buyers expect.

Who's running it

Ali Tarek, Sales Director and Investment Consultant at Emerald City Properties. Five years in UAE real estate and more than 300 international clients taken through remote purchases, from a first off-plan studio up to multi-property portfolios. All of it comes from deals he's closed with buyers who'd never set foot in the UAE before signing.

Emerald City Properties works across the UAE and Türkiye: apartments, hotel units, offices and retail, and for larger investors, land, industrial assets, shopping centres and joint development agreements with local partners. Offices in Business Bay, Dubai and in Istanbul.

This is for you if

  • You're considering Dubai but don't plan to fly out before deciding.
  • You want the process explained before you commit to anything.
  • You want to know exactly where your money sits between transfer and handover.
  • You're weighing property against a residence visa or the Golden Visa.
  • Three agencies have sent you brochures and you'd rather understand the market than see another building pitched.

After the session

Anyone who attends can book thirty minutes with Tarek to go through their own situation: budget, timing, what they're trying to achieve, and whether buying now makes sense at all. No charge and no obligation.
