Dubai property in September 2026: slowdown or crash?

Dubai prices dipped year on year in August, the first time since 2021, and everyone asks the same thing. Is it over?

Bad news first

Sales in August were down about a third on last year by count and close to half by value. Off-plan took the hit, and off-plan is most of the market. There is a war next door, the ceasefire is not holding as I write this, and very little is moving through Hormuz.

You don't win people over by pretending it's sunny while the windows rattle. So there it is.

But

Prices barely moved. Per square foot we are down under 2% on the year. What disappeared was the flood of cheap off-plan launches, so the small-ticket end shrank, while sales above AED 5m went up. Take a few thousand AED 800k studios out of the mix and the total looks like a collapse even though nothing got cheaper.

Emaar's founder says maybe 5 to 10% off from the war. I would not argue.

Rent is what pays you, so look there. Over a million new residence permits went out in the first half of the year, war and all. In March, the worst month we had, tenants still signed tens of thousands of leases and new rents were up on the year. Landlords started accepting four cheques instead of one to keep good tenants, and most of them did. People did not leave, they asked for softer terms.

What would make me nervous

A hit on Dubai infrastructure. Hormuz still shut at year-end and the UAE tipping into recession. Renewals dropping through the autumn, because that is people leaving rather than talking about it. Or the next two years of supply landing while rents are already soft.

What I'd do if I were you

Don't fly in right now to walk through show flats; there is no need. And don't sit waiting for a crash either. I have watched clever people do that in this city and pay more two years later. Buy something already built and already rented, in a neighbourhood where the rent held through the spring, and let someone here handle the tenant, the cheques, the empty months and the sale when you want out. That is what we do at Emerald City for owners abroad, and the process is written up separately.

Call me if you want to argue about the numbers. I enjoy that.

Next update early October, when the September figures are out.
